1.5、结构类型、建筑面积:本工程框支剪力墙/二十二层一栋,包括地下室、裙楼和三栋塔楼(包括商场、商铺、停车库、地下公建),总建筑面积44895.4M2。

1.6、质量要求:合格

1)公用部分按设计图纸进行装修,塔楼不包括室内、楼地面装修,但厨房、卫生间和入户花园需做至防水及其保护层;

2)天花、内墙及墙裙只做图纸设计砂浆打底;

3)所有楼梯间的装饰工程含楼梯不锈钢扶手制安,梯级与梯台做防滑耐磨砖,梯房内墙裙砌纸皮砖到顶;

4)外墙装饰工程(含空调铝合金百叶板);

5)入户花园、阳台栏板(杆)工程

6)室外散水、台阶工程。

1)电气:每栋楼室外电缆进户管,所有线管预埋至电井,电井预埋进户管至户内配电箱(包括电箱),公共部分线管预埋(室内所有线管预埋);

2)防雷接地:桩基础接地,基础钢筋接地网,柱内引下线,天面避雷网格、避雷网及小针,高层住宅的铝合金门窗的等电位连接等;

4)给水:每栋进户给水总管至水表井(无水表则距外墙1.5M),水表井至室内用水点;

5)排水:首层排水管(±0.000)至室外第一个排水井或化粪池,如没有,则暂按图中标示长度位置计算;

6)卫生间沉箱内穿排水管的钢套管及厨房穿墙套管预埋,煤气套管预埋;

7)室内空调冷凝管的套管预埋;

8)消防管的预埋和安装。

3.1、本工程“三通一平”已基本完成(红线以外通水、通电、通道路及红线范围内场地平整),基本满足工程开工的条件。

3.2、本工程采用冲孔灌注桩基础,基础桩径为Φ800~Φ1500,Φ800桩36条;Φ1000桩17条;Φ1200桩29条;Φ1500桩23条;桩长约6~20M,桩身填充材料为C35混凝土。承台之间采用正交弹性地基梁连接,桩基础及承台基础梁混凝土强度等级为C35,框架柱、楼面梁板混凝土强度按建筑物标高分C35、C30、C25不同强度等级,屋面梁板、水池、雨蓬、构造柱混凝土强度为C25,其中,±0.000以下及水池混凝土防水等级为S8。

3.3、根据施工合同要求,本工程施工要求工期为580个日历天,根据本公司实力及工程实际情况,我司计划在580个日历天内完成工程施工任务。

3.4、本工程质量目标达国家合格工程质量标准,争创湛江市安全生产文明施工优良样板工地。

二、主要施工准备及施工部署

1.主要施工准备工作:

1.1.施工围墙已采用彩色钢板围闭,将施工现场与周边社区分隔开,形成一个封闭的施工环境。

1.2.做好施工现场的平面布置,架设施工用电、施工用水线路、施工现场的施工道路及材料堆放场地进行硬底化,搭建临时设施。

1.3.参加本工程施工的各岗位人员进场,认真熟悉施工图纸,明确设计要求,做好关键工序的施工方案及技术交底。

1.4.调配足够的劳动力,对特种岗位作业人员(如塔吊工、电工、焊工、机工等)进行岗前技能培训(或考核)。

1.5.编制材料需用量计划,按计划采购工程材料,按要求对材料进行抽样送检,确定各种标号混凝土及砂浆配合比。

1.6.根据总平面布置图,浇筑施工机械设备(如施工塔吊、人货两用电梯)基础,组织调配施工机具进场。

1、组织各专业人员熟悉图纸,对图纸进行自审,熟悉和掌握施工图纸的全部内容和设计意图。土建、安装各专业相互联系对照,发现问题,提前与建设单位、设计单位协商,参加由建设单位、设计单位和监理单位组织的设计交底和图纸会审。

2.1.2、编制施工图预算,根据施工图纸,计算分部分项工程量,按规定套用施工定额,计算所需要材料的详细数量、人工数量、大型机械设备台班数,以便做进度计划和供应计划,更好地控制成本,减少不必要的消耗。

2.1.3、根据项目施工的内容,拟定材料加工及定货计划。

2.1.4、做好技术交底工作。本工程每一道工序开工前,均需进行技术交底,技术交底是施工企业技术管理的一个重要制度,是保证工程质量的重要因素,其目的是通过技术交底使参加施工的所有人员对工程技术要求做到心中有数,以便科学地组织施工和按合理的工序、工艺进行施工。

2.2.1、建筑材料及安全防护用品准备:对高强预应力管桩、水泥、钢材、商品混凝土、木材、蒸压加气混凝土砌块、管线、外墙砖等大批量材料,均应根据实际情况做好计划,分批进场,编制各项材料计划表,对各种材料的入库、保管和出库制订完善的管理办法,同时制订和加强防盗、防火的管理措施。

2.2.2、施工设备、机具:施工中计划投入的大型施工机械包括4台冲孔桩机、2台塔吊、3台人货两用电梯、2台混凝土输送泵、2台300KW柴油发电机等施工中所需的各种中小型机械、机具设备(详见施工机械设备配备情况表)。

2.2.3、修整施工出入口,铺设现场内施工道路,作好地面排水沟、地下排污管道的连接,车辆出入口设置冲洗台,搭设平面布置图中的临建设施,安装好备用柴油发电机。

2.2.4、施工管理人员进场后,做好如下准备工作:会同有关单位做好现场的移交工作,包括测量控制点以及有关技术资料,并复核控制点。

2.2.5、临时用电、临时用水的搭设、安装、调试。

2.2.6、组织施工管理人员及劳动力调配入场,满足施工要求。

2.3、施工准备工作计划表

2.4、施工现场规划及平面布置

根据现场的实际情况,结合主体工程量的分布及工期要求,施工现场的机械布置、材料堆放场、加工场地、仓库等布置在工程现场(详见施工总平面布置图)。

确定施工方案和质量技术安全等措施,并报审。

成立项目经理部,确定各班组及组成人员。

点线复核,建立平面布置和建筑物的定位和控制细部。

按总平面图布置水、电及临时设施。

组织劳动力陆续进场,进行三级安全技术教育。

编写详细的施工方案,并向有关人员和班组仔细交底。

计算工程量,人工、材料限额量、机械台班。

原材料和各种半成品需量计划

各种标号的砂浆,混凝土配合比设计。

明确总进度安排及各部门的任务和期限。

明确质量等级特殊要求,加强安全劳动保护。

钢筋加工场及木工加工场采用钢管搭设,不做密封,顶棚采用铁皮瓦,地面做C15混凝土面层,厚10cm,比场地高15cm。

现场的钢板围墙已完成,做封闭式管理,围墙面作宣传图画,风格与周围建筑物相适应。

整个场地均做硬地化处理。道路做法:在场内交通部分浇注C15混凝土,厚15cm。材料堆放场地等部分浇注C15混凝土,厚10cm。

垂直运输机械的布置对于建筑施工十分重要,合理布置塔吊、人货两用电梯可以节省大量的资源和劳动力。为了加快工程进度,提高工作效益,本工程拟选用2台塔吊和3台人货两用电梯,具体布置位置见“施工总平面布置图”。

5)、混凝土输送泵布置情况:现场布置4台砼输送泵。具体布置位置见“施工总平面布置图”。

2.5.1、由于本工程用电量较大,故在施工现场设置配电房,设置在工地大门东北侧,紧靠围墙。动力电分三级,具体如下图示:

1)、用电设备计划负荷量计算

工地施工多采取单班制作业,少数为工序配合需要或抢工期采取两班制作业。因此,综合考虑施工用电约占总用电量的90%,室内外照明用电约占10%,所以取=0.1(),因此,上式简化为:

=0.1*344=34.4kw

K——备用系数K可取1.05~1.1;

K1、K2——电动机与电焊机的需要系数见下表;

——施工现场总用电量(kw);

——所有用电设备的电动机额定功率之和(kw);

——所有电焊机额定容量之和(kVA);

——电动机负载的平均功率因素;(一般为0.65~0.75)

2)、施工现场配电总干线选择计算

A)、线路1(人货两用电梯)选择计算

取KC=0.6cos=0.75

B)、线路2(混凝土泵及其他施工机械)选择计算

取KC=0.6cos=0.75

C)、线路3(电焊机)选择计算

取KC=0.6cos=0.75

D)、线路4(施工现场照明及上楼用电)选择计算

线路架设变压器引线下配电房线。配电房至各分配电箱线路均采用氯乙烯绝缘电力电缆架空敷设。

2.5.3、临时用电从甲方提供的电源(变压器)引至配电房,再引到用电区域,采用电缆架设方式拉设主干线。在塔吊、人货两用电梯、混凝土输送泵、砼搅拌机、钢筋加工场、木工加工场等处均设置分配电箱。

2.5.4、为确保施工其间停电时能正常工作,现场配2台300KVA发电机以备用。

施工用水量包括施工工程用水、生活用水量、消防用水。

按下列计算式计算临水施工用水量:

2.6.1、施工工程用水量计算

施工现场用水量按下式计算:

——未预计的施工用水系数,取1.05~1.15;

——工程日完成的最大工程量;(砼养护500m3、砌砖100m3、抹灰1000m2)

——施工用水定额;(300L/m3、200L/m3、30L/m2)

2.6.5、施工现场总用水量计算

(3)当现场面积大于5万平米时,而且(++)<时,则Q=,计算总用水量时,还应增加10%,以补偿不可避免的水管漏水损失。

2.6.6、供应网路管径的计算

现场管路较长,临时性使用的管子的直径可按下式计算:

-水在管内的流速(m/s),临时水管经济流速一般生活及施工用水取1.5m/s,消防用水取2.5m/s。

取主管采用DN100镀锌钢管作为供水管线;支管采用DN50镀锌钢管。

2.7.1、现场应好防水的措施,特别是电气防火,现场所有加工场地应设置防火标志,应设置好临时用的泡沫灭火器及做好消防栓等的引设。

2.7.2、工人生活基地的消防设施中应每栋工人宿舍设置四个灭火器及设一处消防栓及蓄水池。

2.7.3、电气防火技术措施

1)、合理配置、整定、更换各种保护电器,以电路和设备的过载、短路故障进行可靠地保护。

2)、在电气装置和线路周围不堆放易燃、易爆和强腐蚀介质;不使用火源。

2.8、主要阶段施工工期安排

根据本工程特点以及招标文件对工程施工工期的要求,本工程要求工期580个日历天,我司计划在580个日历天内完成施工任务,其中基础部分180个日历天(含工程桩基础试验、检测),根据本工程的实际情况,桩基础工程可与土方岩石爆破(静爆)工程同步交叉进行施工;主体结构部份160个日历天;装饰部分60个日历天;屋面、楼地面部分60个日历天;安装预埋部份60个日历天;收尾工程20个日历天;竣工验收10个日历天。在基础、主体工程施工过程中,脚手架搭设、施工机械、机具安装及水电安装工程的预埋工作及时配合施工。主体及装饰工程施工过程中及时插入门窗安装工程的施工,使整个施工过程做到以主体施工为先导,实现平面分段,立面分层,同步流水施工,形成各主要分部分项工程在时间上、空间上做到紧密结合、复式推进的良好状态,确保施工总进度计划的顺利实施。

三、项目管理机构设置及配备情况

1、项目组织机构设置:

1.2在本工程施工中实施项目法管理,项目经理对工程项目行使计划、组织、协调、控制、监督、指挥职能、全权处理项目事务,其下设技术组、经营组及材料设备组。项目经理部对公司实行经济责任承包。项目内部工程技术管理人员通过岗位目标责任制和行为准则来约束,共同为优质、安全、高速、低耗地完成项目任务而努力工作。

1.3项目经理部对工程项目进行计划管理。计划管理主要体现在工程项目综合进度计划和经济计划,项目经理部的进度计划包括:施工总进度计划,分部分项工程进度计划,施工进度控制计划,设备供应进度计划,竣工验收和试生产计划。经济计划包括:劳动力需用量及工资计划,材料计划,构件及加工半成品需用量计划,施工机具需用量计划,工程项目降低成本措施及降低成本计划,资金使用计划,利润计划等。

1.4本工程拟实行项目法施工管理某大型住宅小区临电施工组织设计,委派我公司实践经验丰富和管理水平高的同志担任项目部主要负责人,选聘技术、管理水平高的技术人员、管理人员、施工工长组建项目部(见下表)。项目管理层由项目经理、项目总工、项目副经理、技术负责人、施工员、质量检查员、安全员、预算员、材料员、资料员组成,在建设单位、监理单位和公司的指导下,负责对本工程的工期、质量、安全、成本等实施计划。组织、协调、控制和决策,对各生产施工要素实施全过程的动态管理。

1.5作业层人员的配备:施工人员均挑选有丰富施工经验和劳动技能的正式工和合同工,分工种组成作业班组,挑选技术过硬、思想素质好的正式职工带班。
